Abstract
Este trabajo de titulación parte de un análisis de la ciudad de Ibarra en la cual se detecta que existe un aumento demográfico, y que la ciudad presenta un déficit de vivienda, sumado a esto se está construyendo proyectos de vivienda unifamiliares con baja densidad poblacional que en su mayoría son de uno a dos pisos, ubicadas mayoritariamente en las periferias de la ciudad de y en algunos casos en lugares que no son para este tipo de uso de suelo como por ejemplo en lugares destinados a agricultura o áreas verdes, por esta razón se plantea la realización de un proyecto de vivienda multifamiliar en altura con el cual se quiere lograr densificar y ofrecer un proyecto funcional y de estética contemporánea, va estar implantado en el sector Ejido de Ibarra cerca al parque Ciudad Ibarra se eligió este sector porque se encuentra aún en consolidación por lo cual existen algunos lotes vacíos, también en la zona existen variadas tipologías como son comercio, recreación, educación, salud, existe una vialidad y accesibilidad que permite una fluida movilidad tanto de vehículos como peatones. El terreno donde va a ser implantado presenta una forma regular, tiene una buena accesibilidad, unas visuales hacia elementos naturales y su principal visual es hacia el volcán Imbabura, posee todos los servicios básicos como son agua potable, luz eléctrica por soterramiento, la topografía es casi plana facilitando su uso. En este terreno se quiere lograr implantar un proyecto formalmente contemporáneo y que logre un contraste hacia la demás arquitectura del sector con lo cual se quiere que llegue a ser un hito, la forma va estar combinada con una función que brinde comodidad y satisfaga a todos los usuarios mediante espacios cómodos y pensados en las necesidades variadas en familias con diferente número de integrantes, los espacios privados van a estar conectados con espacios comunales y de recreación con el propósito de fomentar la unidad entre los usuarios.
This titling work is based on an analysis of the city of Ibarra in which it is detected that there is a demographic increase, and that the city pre sents a housing deficit, added to this, single-family housing projects with low population density are being built that in Most of them are from one to two floors, located mostly on the outskirts of the city and in some cases in places that are not for this type of land use, such as places for agriculture or green areas, for this reason they are proposes the realization of a high-rise multi-family housing project with which it is desired to densify and offer a functional and contemporary aesthetic project, it will be implanted in the Ejido de Ibarra sector near the Ciudad Ibarra park, this sector was chosen because it is still in consolidation for which there are some empty lots, also in the area there are various typologies such as commerce, recreation, education, health, there are roads and accessibility that allow fluid mobility for both vehicles and pedestrians. The land where it is going to be implanted has a regular shape, it has good accessibility, some views towards natural elements and its main view is towards the Imbabura volcano, it has all the basic services such as drinking water, underground electricity, the topography is almost flat, making it easy to use. In this field, the aim is to implement a formally contemporary project that achieves a contrast to the other archi tecture in the sector, with which it is desired that it become a milestone, the form will be combined with a function that provides comfort and satisfies all users through comfortable spaces and thought of the varied needs in families with different numbers of members, private spaces will be connected with communal and recreational spaces with the purpose of fostering unity among users.
